RAIPUR, November 3, 2026: Thousands of families residing in the Bhilai Steel Plant (BSP) township have received major financial relief after BSP management announced a substantial reduction in housing rent rates. Acting on the initiative of Chief Minister Vishnu Deo Sai and following a high-level review meeting, BSP has fixed a uniform rent of ₹6 per square foot per month for both Retention and Third Party category accommodations.

The move is expected to benefit approximately 3,946 households, including a large number of retired BSP employees who had been expressing concerns over steep rent hikes in recent months.

Rent Cut Up to 75% for Retention Category Residents

Under the revised order issued by BSP’s Municipal Services Department on November 2, the rent for retention-category housing has been reduced from ₹24 per sq ft to ₹6 per sq ft per month, providing a direct 75% reduction.

For a typical 500 sq ft residence, the monthly rent that previously stood at ₹12,000 will now come down to ₹3,000. This translates into a monthly saving of ₹9,000 and an annual financial relief of ₹1.08 lakh for affected families.

Residents in the Third Party category will also benefit. Their rent has been reduced from ₹8 per sq ft to ₹6 per sq ft, resulting in a 25% decrease.

High-Level Deliberations Led to Consensus

The issue was discussed extensively during a high-level meeting chaired by Chief Minister Vishnu Deo Sai. Public representatives and BSP officials deliberated on the hardships being faced by retired employees, pensioners and other occupants following the increase in housing rents.

The Chief Minister emphasized the need for a practical, humane and financially sustainable solution. Following discussions between people’s representatives and senior BSP officials, consensus was reached on revising the rental structure.

Welfare Associations Meet Chief Minister

The announcement came as office bearers of the Retired Personnel Welfare Association and Third Party Welfare Association met Chief Minister Vishnu Deo Sai in Raipur.

The meeting was attended by Deputy Chief Minister Vijay Sharma, Cabinet Minister Gajendra Yadav, former Assembly Speaker Prem Prakash Pandey, MLA Lalit Chandrakar, MLA Rikesh Sen and several public representatives from the Durg-Bhilai region.

Nearly 4,000 Families to Benefit

According to available figures, the revised rent regime is expected to benefit:

  • 1,158 households under the Retention Category
  • 2,788 households under the Third Party Category
  • Total beneficiaries: 3,946 households

Many of the beneficiaries are retired BSP employees dependent on pensions and limited post-retirement income. The revised rates are expected to significantly ease household budgets and improve financial security for thousands of families.

Previous Payments to be Recalculated

In another important development, BSP has indicated that the revised rent structure will be implemented with retrospective effect. Housing rent for the relevant period will be recalculated, and adjustments of excess amounts already paid by residents will be carried out as per departmental guidelines.

The revised rates will remain effective as an interim relief measure until further orders.

Long-Standing Demand Finally Addressed

Housing within the BSP township has long been more than just accommodation for employees and retirees. For many families, these residences are closely tied to decades of service, community life and family memories.

The steep increase in rent had emerged as a major concern among pensioners and long-term residents. With the latest decision, BSP management has taken a significant step toward addressing a long-pending issue and restoring financial relief to thousands of affected families.

The BSP rent rollback marks one of the most significant relief measures for retired employees and long-term residents of Bhilai Township in recent years. By reducing rents by up to 75% and extending the benefit to nearly 4,000 households, the decision is expected to ease financial stress on pensioners while bringing greater uniformity and fairness to the township’s housing policy.
